Where to start if I want to buy the house I am renting?

Do we start by just seeing if the owner is willing to sell? Or do we need all the details worked out?

We have 8 months left on our lease and either when its up, or one more year, we want to buy our first home

We have all the bugs worked out, and not asking in reference to getting a mortgage, but solely about where to start if we want to buy from our owner. Any ideas or tips
