Mortgage vs renting a house?

which one is more effective? I have heard people saying dont mortage just save money
Added (1). To me, I think its better to finance a house with whatever the interest is. I am renting a house now, and feel bad for paying alot of rent every month. I can somehow find the min 5% down payment and find a small house to finance.
