I'm looking to buy a house and all in my area are wanting cash instead of rent to own?

I don't have have the cash to buy a house and clueless if you buy a house outright with a mortgage or a bank loan? I'm young and don't know how to buy and I'm looking at one for 50k and not sure how to go about it. The owner wants cash for the house.
