Does it make sense to do a home style mortgage?

House is older. We're getting it for less than asking and can't ask owners to replace these things. Roof is approaching 30 years. It isn't leaking YET but there's evidence of sagging, loose shingles, etc. Lifespan is over. HVAC is old. Scary looking, but works.

Interest rate on regular mortgage: 4.25
Homestyle: 4.75
Added (1). Financing now could bring peace of mind on these large ticket items. On the other hand, the monthly payment will be more than anticipated and a higher down payment. We could wait on these items. We could possibly pay for one or the other out of pocket AFTER closing and then hope the other one lasts a while. Financing after the fact will probably cost more.
