Offer accepted on a house and the almost dream house has appeared on the market?

I'm going to get some abuse for this but we're caught between a rock and a hard place and can't decide.

About a month ago we had a offer accepted on a house not ftb but we currently are in rental accommodation so no chain. The house we found was smaller than we were originally looking for at outside our boundary search area due to the kids school but we liked the house more the move in condition has most that we would need, bad parts our rental is a lot bigger and we have been here for 3 years. And our furniture fits this house not the next one so to move in we have to sell most of it.
Today we were visiting a friend's house, 2 streets away a turning we would have no need to drive by a house had a board outside. Stupidly enough we have looked the house is in budget needs decoration to our tastes but more important is a lot bigger so better long term, plus furniture fits in on a much quieter road in a better area walking distance in minutes to the schools.
We're only able to buy due to a inheritance and so this needs to be right. Mortgage is agreed and we have already had a valuation survey and survey done on original house.
This new house is with the same estate agents so they will know immediately. I feel awful on the vendor the house is a ex rental so there's no chain to upset. But should we look or leave alone this is the biggest purchase of our lives so had to be right. Incredibly stuck. Any advice greatly received
