I pay tax on my buy to let property, I also have my own residential property which I live in and I rent a room out to a lodger?

I haven't been paying tax on the small amount of income I get from my lodger. I use the lodgers rent to pay my mortgage which is only like £400 per month. So I don't spend much of my salary which I earn through full time employment. Will that be a problem if I want to remortgage my house? Will the lender have any problems with why I'm saving so much of my salary? I'm a sensible person and have always been.
