Would I be materially participating?
If not, should I be considered a tenant on my taxes? I own a house with four bedrooms. I lease out three rooms and I live in the fourth one. I have lease agreements with all tenants for one year. I rent them out at a fair price.
Under the lease agreement I pay all utilities.
I spend 1500 hours a year managing it. I have a separate checking account strictly used for the mortgage, income, utilities and expenses of the home.
